City of Spokane Valley has taken the following land use regulation action imposing a variety of special
development conditions on Parcel(s) 45134.1765 and 45134.1780 located in the SE %, Section 13, Township
25, Range 44 East WM in the County of Spokane, State of Washington. The properties are legally described as;
Parcel 45134.1765 -VERA B16 W1/2 EXC W212 FT & EXC HWY
Parcel 45134.1780 -VERA PARCEL A OF BSP 2002 -83 RECORDED UNDER AUDITORS FILE #4769472 BK 2
PG 47 BEING A PTN OF E1/2 OF TRACT 16 OF VERA
Whereas, it has been demonstrated before the City of Spokane Valley Planning Department that required off-
premise parking for 16923 E. Sprague Avenue (Parcel 45134.1765) can be provided on the adjacent parcel east
17005 E. Sprague Avenue (Parcel 45134.1780) to meet the requirements set forth in Chapter 22.50.020(B)(2)(c)
of the City of Spokane Valley Municipal Code.
Whereas, the City of Spokane Valley Planning Division has granted a special exception to allow parking for two
(2) vehicles accessing the existing residence located on Parcel 45134.1765 to be accommodated on Parcel
45134.1780 and the owners of Parcel 45134.1780 consent to allow said parking spaces upon his parcel to be
used in the calculations of the requirements for the uses located on Parcel 45134.1765 and not be included in the
calculations of any uses located on Parcel 45134.1780.
This Off - Premise parking Agreement shall become effective on May 24, 2012, and shall be valid for so long as the
required parking spaces that the uses located on Parcel 45134.1765 exceed the number of spaces provided.
Commencement of a new use on either Parcel shall require the owner or operator of such new use to comply with
the parking requirements for that use in effect at such time.
Release of this title notice can only be accomplished through the authority of the City of Spokane Valley
Community Development Department or its successor by recording of a "Title Notice Extinguishment" based upon
a finding that such release should occur.
